I just wanted to take a moment of your time and go over five categories you should consider when selling to a cash buyer. Number one, pick a reputable company or individual to work with. Number two, take a good look at the sold comparable properties you’re being presented. And number three, be reasonable about the condition of your property. Number four, make sure that there’s an as is clause in the contract to avoid any further problems down the road with escrow and number five, make sure that there’s a reputable escrow company, that’s going to do your paperwork.
So today we’re on our way to a subject’s house that has paperwork, a death certificate and a bank statement. So we’re committing to our clients to close all the deals that we have in transaction, as well as the new deals that are coming up. So we’re going to go and look at the condition and based upon what that looks like, come up with some better numbers. So we just took a look at the property and it’s definitely got at least some things in it that need to be cleaned out and some cleanup work that needs to be done, carpet, paint, and general items, maybe a couple of upgrades. Actually the heirs to this property showed up, probably a probate situation going on as well as a trustee sale going. Now, it looks like we’ll get it done in time we have a purchase ready to go.
